When was the last time you had a reason to walk the 1300 to 1500 blocks of East Boulevard before noon? In the past 16 months, four addresses on that short stretch have lost long-running tenants. The businesses taking their place, along with the ones planned, open earlier in the day than the ones they replaced. Breakfast tacos and espresso, a set lunch menu, weekend brunch and a proposed building with space for professional offices point the same way. East Boulevard is adding a daytime shift.
Here is where each address stands as of early October 2026.
| Address | Previous tenant | What's there or planned | Status as of Oct. 2026 |
|---|---|---|---|
| 1301 East Blvd | Bakersfield | Dilworth Social House | Open since early 2026 |
| 1419 East Blvd | Fern: Flavors from the Garden | DŌZO Japanese American Kitchen | Open since Jan. 29, 2026 |
| 1501 East Blvd | Alpine Ski Center | Proposed two-story mixed-use building | Presubmittal stage; no tenants named |
| 1524 East Blvd | Lebowski's Neighborhood Grill | LadyBird Taco | Not yet open; year-end target |
The Closures Came in a Cluster
The turnover started in 2025. Bakersfield at 1301 East Blvd closed on Friday, June 13, 2025, after more than a decade serving Mexican food in Dilworth. Its parent company, Thunderdome Restaurant Group, gave no official reason. In its coverage, the Charlotte Observer listed Bakersfield alongside two other East Boulevard closures that year, JJ's Red Hots and Lebowski's.
Lebowski's Neighborhood Grill had been at 1524 East Blvd for nearly 15 years. It was named for "The Big Lebowski" and served classic bar food like fish and chips and Buffalo wings. Fern: Flavors from the Garden closed at 1419 East Blvd in spring 2025.
The longest-running tenant was not a restaurant. Alpine Ski Center spent 47 years at 1501 East Blvd before announcing a move to Seneca Square on South Boulevard. The shop now operates from a 6,958-square-foot space at 5119-A South Blvd, near the Tyvola Road intersection.
Taken one at a time, these are ordinary business decisions. Together, they freed up four storefronts within a few hundred yards of each other at the same moment, and new operators got to decide what this stretch would be used for next.
1419 East Blvd Now Serves a Set Lunch
DŌZO Japanese American Kitchen is the best example of the new pattern. It had operated as a smaller counter in Wesley Heights before closing that location in September 2025. It reopened at 1419 East Blvd on Thursday, Jan. 29, 2026, as a full-service restaurant and bar. Perry Saito and John Gamble co-own it, and Gamble was named chef de cuisine for the East Boulevard location.
Saito told Axios Charlotte that lunch and dinner would feel very different. Lunch is a set meal along the lines of a meat-and-three, with a protein, miso soup, salad and rice. Dinner is more upscale, with shared plates and entrées that rotate with the seasons. Crab fried rice and okonomiyaki carried over from the counter days. The newer small plates include hot honey karaage, baby back ribs and a spicy tuna carpaccio, priced around $16 to $22. Axios also described a smoked crab dip with furikake kettle chips, beef tataki, a tonkatsu Caesar and gyudon.
The hours matter most here. DŌZO serves lunch Tuesday through Saturday from 11 a.m. to 2 p.m., then reopens for dinner from 5 to 10 p.m. The 2025 preview described a dining room of 30 to 34 seats plus a 30-seat patio, with QR-code ordering for patio snacks and drinks. A restaurant with a separate weekday lunch service brings people to the block at midday who would otherwise have no reason to stop.
1301 East Blvd Added Weekend Brunch
At the other end of the stretch, Dilworth Social House took over the former Bakersfield space at 1301 East Blvd. It had quietly opened by the time the Charlotte Business Journal covered it in mid-February 2026. Vitale Hospitality Group operates it, and the menu is American comfort food, including burgers, wings, sandwiches, appetizers and salads, plus beer and cocktails.
The restaurant describes itself as a casual, family-friendly neighborhood gathering place, with weekend brunch and game-day viewing. It still fills the bar-and-grill role Lebowski's held a few doors down. Weekend brunch gives the corner a morning crowd on Saturdays and Sundays as well.
1524 East Blvd Is Delayed
The coffee-and-breakfast piece of this pattern is the one that hasn't opened yet. LadyBird Taco is a Nashville brand built around Texas-style breakfast and lunch tacos. It filed permit requests in March 2026 for painted wall signs on the old Lebowski's storefront, with the words "Tacos, Queso, and Coffee." The menu centers on house-made tortillas, queso and salsa. The coffee program, including espresso and specialty lattes, comes from a partnership with Charlotte's Hex Coffee. This will be LadyBird's first and only North Carolina location, joining its restaurants in Alabama and Tennessee.
The opening date has slipped over the year:
- March 2026: LadyBird CEO Brooks Veazey told CharlotteFive the restaurant was set to open in late summer.
- July 2026: The Charlotte Business Journal reported that LadyBird had sued Dressler Construction. The suit claims the contractor abandoned the East Boulevard project and failed to pay subcontractors. LadyBird still expected to open by the end of the year.
- October 2026: LadyBird's Charlotte page still says the restaurant is coming and gives no opening date.
With about three months left in 2026, the year-end target still stands, but no newer date has been announced.
1501 East Blvd Would Bring Offices
The former Alpine Ski Center site matters most for the future of the block, and it's also the least settled. The Dilworth Community Association's land-use page records a presubmittal meeting, under city file LDPSM-2026-00071, for a new two-story mixed-use building of roughly 19,000 square feet. The plan includes restaurant, professional-business and retail space plus new parking. In April 2026, the Charlotte Business Journal described the property as a roughly half-acre site. It said the building could include a restaurant with outdoor dining and professional services such as a dentist or a lawyer, and that demolition could begin within weeks.
None of those uses has been confirmed. The city's record shows the presubmittal file closed in May 2026. That closes out the meeting record. It doesn't mean a final plan was approved. No developer or tenant has been publicly named, and no source has confirmed whether demolition has started. The DCA updated its construction news page in September 2026 and still lists the 1501 proposal under its June 8 entry.
If the building goes up as described, it would add the most clearly daytime use on the stretch. Offices for a dentist or a lawyer run on weekday hours. They bring patients and clients to East Boulevard between 9 and 5, and those people need somewhere to get lunch or coffee.
What Is Open Before Noon Right Now
For a weekday morning or lunch on these blocks this fall, here is what is open or coming:
- DŌZO, 1419 East Blvd: set lunch Tuesday through Saturday, 11 a.m. to 2 p.m.
- Dilworth Social House, 1301 East Blvd: weekend brunch. Check current hours before you go, because they have not been published in the coverage so far.
- LadyBird Taco, 1524 East Blvd: breakfast tacos and Hex Coffee, once it opens. The target is the end of 2026.
- 1501 East Blvd: nothing yet. Updates on the redevelopment will show up first in the Dilworth Community Association's land-use posts.
The next update to watch is LadyBird's opening date. Once it opens, the stretch from 1301 to 1524 East Blvd will have breakfast, coffee, a weekday lunch and weekend brunch within a few hundred yards.
For owners near East Boulevard, the decisions made at 1501 and 1524 will shape the blocks around them for years. Matthew Alexander follows land-use filings and storefront changes like these closely, and he can explain what they mean for a property nearby. Schedule a consultation.
